Assistant Construction Project Manager
We are looking for an Assistant Construction Project Manager
GLJ Builders West, LP is the construction division for GLJ Partners. GLJ Builders has the primary responsibility to assist in the development and construct all projects for the company. The Assistant Project Manager will assist the Project Manager and coordinate construction activities of multi-family projects ranging from $20 to $100 million dollars. The Assistant Project Manager will:
- Develop scopes of work, prepare budgets, solicit bids and proposals from qualified subcontractors
- Manage construction activities following project approvals and coordinate work with the design team and the field
- Review and approve payment applications
- Coordinate and secure building permits
- Ensure compliance with company policies, procedures, and quality standards
- Review and analyze bids and award contracts
- Ensure budget and schedule compliance on all work
- Attend weekly field meetings and inspections
- Ensure that the strategic objectives and schedules for leasing and property management are met
- Assist in constructability analyses
- Complete various monthly reports regarding schedule and budget of assigned projects
- Coordinates activities of designers and consultants as necessary
- Perform quality control inspections, safety inspections, prepare punch lists, and close out
- Maintain electronic and hard copy project files
- Other duties as assigned by the Construction Partner and Project Manager
Do you have these qualifications?
- Degree in architecture, engineering, construction management, or business strongly preferred.
- Three years or more of experience in building construction and/or real estate development.
- Experience with multi-family properties preferred.
- Possess exceptional leadership skills
- Working knowledge of building design, Type V – 1 hour construction and electrical, mechanical, and plumbing interface, offsites and grading, and project management processes and procedures.
- Ability to read, analyze and interpret technical plans, procedures, and construction documents.
- Ability to effectively respond to and solve design and construction problems quickly and creatively.
- Handle multiple tasks and organize resources to complete projects on time and on budget.
- Ability to present solutions in both written and oral form.
- Working knowledge of office suite software including Microsoft Excel, Word, and Project. Timberline job cost accounting is also preferred.
- Ability to visit work-sites with varying types of terrain.
