Development Associate
We are looking for a Development Associate
This professional will be responsible for creating and managing all aspects of large multi-family development projects. This person will coordinate the acquisition and development process, coordinate consultants, lead design meetings, manage the entitlement process, and participate in the closing of acquisitions. This position reports directly to the President and Managing Partner. The Development Associate will:
- Conduct project feasibility through financial modeling using Excel and other software programs
- Analyze and structure financially complex transactions, including return on investment analysis and feasibility studies
- Evaluate risk / return characteristics of pre-development investments
- Meet and negotiate with neighborhood groups, approval agencies, city staff, and other stakeholders to discuss project details
- Prepare investment packages
- Source project equity and debt
- Ensure proper execution throughout the acquisition of a transaction including due diligence, financial underwriting, market analysis, investment submission and reporting
- Have a thorough understanding of the multifamily market place
- Supervise predevelopment analysis and other new business activities
- Maintain extensive relationships with brokers, competitive peer companies, fund advisors, and other sources of new business.
- Source, identify, and secure residential sites for development for new and existing properties for value added acquisitions
- Lead the project consultant team on assigned projects
- Underwrite projects based on predetermined investment parameters for market rate multi-family opportunities
- Assist Managing Partner with site acquisition strategy consistent with production goals
- Initiate and manage all funding applications
- Become an "Expert" in each assigned market
- Identify and establish relationships with professionals to obtain all due diligence, planning, zoning and permitting information
- Ensure all funding requirements are communicated throughout the closing process
- Other duties as assigned by the Managing Partner
Do you have these qualifications?
- Strong analytical skills and the ability to quickly understand various investment parameters and expectations.
- Have the ability to utilize market knowledge to identify potential opportunities and negotiate attractive deals.
- Bachelors Degree in Business, MBA preferred. Three to Ten years of real estate development or acquisitions experience with multi-family properties.
- Possess exceptional leadership and communications skills.
- Ability to read, analyze and interpret plans and construction documents.
- A strong work ethic and willingness to work required hours to get the job done.
- Handle multiple tasks and organize resources to complete projects.
- Working knowledge of office suite software including Microsoft Excel, Word, and Project.
